The Importance of an Energy Assessment for Commercial Buildings

Building owners and property managers that take on the responsibility of limiting energy consumption can be looked at as environmental leaders. While energy management adds extra tasks to everyday lists, the benefits outweigh the time and money spent, which is usually returned in savings.

There are numerous areas to take into consideration when it comes to commercial buildings, and being that commercial buildings are generally large, the impact can be large as well. These areas include the HVAC system, chillers, windows, lighting, electrical equipment, and any other factors that may be contributing to the building’s energy consumption.

While there are various ways to be involved with bettering the environment outside of where you live and work, starting in a place that you occupy everyday has the potential of having long term results if the actions are carried through as often as you’re there.

Consider creating an outlined approach for managing the building’s energy with these areas in mind:

Identify Sustainable Alternatives Where Energy is Being Used:

  • Are there upgraded, energy-efficient versions of the equipment you can be using instead?
  • Could you use different settings on the equipment?

Assess the Purpose of Every Area:

  • Is the lighting being utilized in every room?
  • Is the size of the HVAC system an adequate fit for the building and its purpose?

Evaluate Maintenance Plans:

  • How frequent are the utilities maintained?
  • Do the maintenance technicians practice with energy efficiency in mind?

Look for Possible Areas of Energy Loss:

  • Are the building’s windows sealed properly?
  • Is the equipment too old for efficient functioning?

These are questions you should ask yourself if you’re trying to assess energy consumption and find that alternative route to save not only energy, but money as well.

After addressing these questions, you may find yourself planning to make some changes. Here is the information you should know for doing so:

Energy Efficient Equipment: Whether it’s the HVAC system, the utility lighting or the other various appliances being used in the building, there are energy-efficient options to consider. This includes ones with ENERGY STAR ratings, which match the standards set by the government.

Settings & Thermostats: Just by being knowledgeable about specific settings and the different types of available thermostats, you can be saving a substantial amount of energy. Depending on the type of building and the function(s) of the building, settings can be applied to use less energy in an area that doesn’t need it. The same idea goes for thermostats. Programmable thermostats allow for precise regulation of energy consumption. This means making sure the temperatures aren’t set too high or too low when the building or part of a building isn’t in use. Programmable thermostats keep the location comfortable when needed, but help save energy when it’s not.

Lighting: It’s better to be the building that turns its lights off when it isn’t being used, than a building that keeps them on 24/7. It’s also important to consider energy-saving types, such as LED or solar. With these kinds, you can also invest in timers and dimmers.

HVAC Size: According to ENERGY STAR, “at least 25% of all rooftop HVAC units are oversized, resulting in increased energy costs and equipment wear.” Determining what size HVAC system the building needs is a job for a professional technician, and it’s an important part of the overall building assessment.

Maintenance: Building maintenance is not only important for saving energy and money, it’s important for the building’s health and those occupying it. This includes electrical, HVAC, plumbing, etc. While there are tasks you can manage on your own, there are specific tasks that are recommended for the hands of a professional technician. Whatever the area, it’s important to have maintenance scheduled. Having a definite schedule helps to prevent sudden issues, which prevents sudden energy loss as well.

Technicians: Certain companies know the importance of offering energy-efficient services. This means that they practice in ways that are beneficial for the environment. Research the companies in your area and look for the ways they’re working to save energy and you money. This is an important quality, and more companies are beginning to realize that.

Windows, Replacements & Other Areas of Loss: Other ways to assess energy is by looking into the not so obvious. This includes windows, old systems that don’t show signs of stress until it’s too late, and too many running appliances and pieces of equipment causing heat. If windows aren’t sealed properly, especially in summer and winter, your HVAC system may be working harder than it has to in order to reach the desired temperature. Leaks of hot or cold air will cause this. Another concern are systems that don’t show signs of stress. If the system is old, it’s definitely recommended to have it maintained, even if you think otherwise. The inside has moving parts that may be working very hard to keep it running, and the machine giving out might be the first sign if you wait too long. Lastly, there may be too much heat. Too many heat producing appliances or pieces of equipment may cause the air conditioner to work harder, similar to an open window on a hot summer day.

Commercial buildings don’t function alone, they need the help of energy, and all building owners and property managers can help conserve it.

Hotel Continues Sustainability Efforts

Boston’s Westin Copley Place upgrades its HVAC system and reaps savings.

Excluding labor, energy is typically the highest cost that hoteliers face and is the single fastest-growing operating cost in the hospitality industry.[1] According to Flex Your Power and ENERGY STAR statistics, the hospitality industry spends approximately $4 billion per year on energy, with electricity accounting for 60 to 70 percent of the utility costs. And the HVAC system accounts for more than 50 percent of a lodging property’s energy costs.[2] All of which significantly affect the bottom line.

The Environmental Protection Agency has calculated the associated cost savings and concluded that even a 10 percent improvement in energy efficiency is equivalent to increasing average daily room rates by 62 cents and $1.35 for limited-service and full-service hotels, respectively.[3]

Energy Efficiency and Hotels’ Bottom Line

In the hotel sector, reducing energy costs while continuing to meet the diverse needs of guests, owners and corporate requirements is challenging but by no means impossible. Energy efficiency provides hotel owners and operators cost savings that benefit the bottom line. Efficiency also improves the service of capital equipment, enhances guest comfort and demonstrates a commitment to climate stewardship. Environmental friendliness can be a market strength for a hotel brand, which can lead to a better reputation among consumers.

A report by Deloitte, “Risks and Rewards for Building Sustainable Hotels,” cites that both financial incentives and consumer demand are likely to encourage the hospitality industry to continue developing more environmentally friendly hotels, resorts, spas and convention centers. According to the report, “Travelers are increasingly considering sustainability in making travel plans. Business travelers increasingly consider a hotel’s sustainability in making their selections, and 40 percent of those surveyed are willing to pay a premium for it.”[4]

Companies in the lodging industry have realized that environmentally sound practices not only help the environment but can also lead to cost reductions, business expansion and profit growth.

Westin Copley Place

One such company, Starwood Hotels and Resorts Worldwide, is dedicated to integrating enlightened environmental practices and sustainability principles into all aspects of its business strategy. By collaborating with hotel owners, franchisees, suppliers and business partners, the company actively works to reduce the environmental impact of hotel operations. The company recently set a target of reducing its energy consumption by 30 percent and reducing its water consumption by 20 percent by the year 2020. The goals are company-wide and apply to Starwood-owned and managed hotels.

Westin, one brand of Starwood Hotels and Resorts Worldwide, incorporated a number of sustainable elements during a renovation of Westin Copley Place in Boston. This 803-room, 37-story hotel is not only determined to provide guests with a phenomenal stay, but the management also understands its responsibility to the environment. The hotel is a recipient of the prestigious Green Key Award in 2010 and one of four hotels in Massachusetts to be recognized as a Green Seal certified hotel.

Glenn Ralfs, Westin Copley Place’s director of engineering and an industry veteran, is constantly on the lookout for ways to improve energy efficiency. He recently participated in an upgrade to the hotel’s HVAC system by installing energy-efficient motors to the heating and cooling systems in the guestrooms. This entailed replacing existing motors with Regal Genteq Eon 42 ECM motors in all 803 guest rooms as a way to provide improved guestroom temperature resulting in a more satisfying guest experience.

Hydronic fan coils are heating and cooling devices that utilize hot and/or cold water as a thermal source. That water is typically provided by a central system, consisting of a boiler, chiller and other ancillary equipment. Fan coils are extremely quiet and reliable, have low operating costs and remarkably long life cycles. The Westin Copley Place utilizes a two-pipe system which circulates chilled water to provide cooling and an electric strip for heating.

“The benefits of this system are threefold: increased guests’ comfort, energy savings and motor controllability,” says Mike Rosenkranz, Gexpro energy specialist. Gexpro, an electrical distribution company, specializes in energy efficiency solutions which range from lighting, power quality, solar, energy management, drives and motors. Gexpro teamed up with JK Energy Solutions, a provider of energy efficiency services, to engineer a turnkey solution to help the Westin Copley Place achieve its energy efficiency goals.

The designers expect the guestroom energy management system is 80 percent more energy-efficient than the previous HVAC system and plan on saving the property an estimated 400,000 kWh annually. Additionally, due to the high kWh savings, the property expects a return on investment in approximately 2.3 years.

“In a hospitality property, unlike in some other commercial buildings, updated HVAC systems must be achieved with a high priority on quiet operation and good air quality to complete the guest experience,” says Ralfs. “Additionally, as the director of engineering, I need to be knowledgeable of ways to reduce our energy costs and consumption; ECM motors are an excellent way to meet all of these objectives.”

10 Smart Building Myths Busted

Smart buildings are a no-brainer and more affordable than most building owners and investors realize.

Smart buildings have been proven to save energy, streamline facilities management and prevent expensive equipment failures. Yet, to many property owners and investors, the value of smart buildings remains a mystery. The fact is, in most buildings, we can demonstrate a strong business case for strategic investments in smart building systems and management technologies.

Not everyone is aware that the tremendous advantages of today’s affordable smart building management technologies easily justify the cost. The following are 10 myths about smart buildings, along with the facts:

Myth #10: Smart Building Technologies Are Expensive.

Myth Debunked: Smart building technology investments typically pay for themselves within one or two years by delivering energy savings and other operational efficiencies. One smart building management pilot program we worked on, for example, generated a positive return on investment within several months.

Myth #9: Smart Buildings are Only About Energy.

Myth Debunked: A smart building management system often can detect when a piece of equipment is close to failure and alert facilities personnel to fix the problem. Knowing the right time to repair or replace equipment extends machinery life, and reduces facility staff, operations and replacement costs. More dramatically, smart building management systems can prevent full-scale building system failures—potentially embarrassing to a Superbowl stadium host, but life-threatening in a hospital or laboratory.

Myth #8: Smart Buildings and Green Buildings are the Same Thing. Myth Debunked: Smart buildings maximize energy efficiency from building systems and ensure air quality, while a complete “green” sustainability program includes strategies beyond building automation systems. So, while “smart” and “green” features may overlap, they are not identical concepts. The Continental Automated Buildings Association (CABA) explains the difference in Bright Green Buildings: Convergence of Green and Intelligent Buildings, a comprehensive report authored with Frost and Sullivan.

Myth #7: Industrial Facilities or Laboratories Can’t Become Smart Buildings.

Myth Debunked:  All types of buildings—whether residential or commercial—can be built or retrofitted to become highly automated and smart. Even highly specialized facilities such as laboratories can be outfitted with smart building technologies.

Myth #6: Smart Buildings Can Only Be New Buildings.

Myth Debunked: Some of the smartest buildings in the world are not new at all, but have demonstrated the return on investment in smart technologies. The Empire State Building, for example, has exceeded projected energy savings for the second consecutive year following an extensive phased retrofit begun in 2009.

Myth #5: Smart Building Technologies are Not Interoperable.

Myth Debunked: In the past, building automation equipment and controls were designed as proprietary systems. However, affordable new technologies, such as wireless sensors, now make it possible to gather data from disparate systems produced by any manufacturer.

Myth #4: Smart Systems Don’t Make a Building More Attractive to Tenants.

Myth Debunked:  Anything that improves energy efficiency, reduces occupancy cost and improves productivity is valuable to tenants, as numerous studies and surveys attest. Tenants and their advisors increasingly expect smart building features such as zoned HVAC, sophisticated equipment maintenance alert systems, and advanced security systems. As reported in JLL’s October 2012 Global Sustainability Perspective, smart systems provide benefits for tenants—and tenants recognize the benefits.

Myth #3: Without a Municipal Smart Grid, a Building Can’t Really Be Smart.

Myth Debunked:  It’s true that smart buildings gain functionality when supported by advanced electrical grids installed by municipalities and their utility company partners. But even without a smart grid, owners and investors can draw a wide range of benefits from smart buildings and a smart building management system that can monitor entire property portfolios.

Myth #2: Smart Buildings Are Complicated to Operate.

Myth Debunked: Combined with a smart building management system, a smart building is often easier to operate and maintain than a building that lacks automated systems. A smart building management system can integrate work-order management applications; pull equipment repair and maintenance data into performance analytics; and pinpoint equipment issues to a degree not humanly possible. For example, a smart building management system can diagnose a programming problem that has been undetected for 15 years, enabling facility managers to resolve a recurring equipment malfunction.

Myth #1: Smart Buildings Are a No-Brainer.

Myth NOT Debunked: This myth isn’t a myth at all — it’s actually true. As affordable new technologies are adopted, tenants are beginning to expect smart building features—and owners and investors are beginning to realize the return on investment in smart systems.

Energy Efficiency Saves Billions

Energy efficiency is a proven value. In Ohio alone, energy efficiency programs have saved people a total of $1 billion since 2009. What’s more is that these savings far outweigh the costs to implement Ohio’s energy efficiency programs, which amount to less than half of the total savings. Yet Ohio utilities and large industrial companies want to kill it. Why? Because they lose when customers use energy efficiency programs.

One would think that the billions in customer energy savings would easily trump the utilities’ and large industrial companies’ efforts to kill energy efficiency. But we live in challenging times. The utilities and large industrial companies are spending big money on this issue, and they might win the day unless we can convince our elected leaders to save energy efficiency.

Since 2009, Ohio law has required utilities to meet energy efficiency goals by offering  energy savings programs, which have proven to be wildly successful.  A recent study from Ohio Advanced Energy reviewed all Ohio utility energy efficiency programs since they began in 2009. The study found that these programs have saved customers $1 billion to date and will save a total of $4.1 billion through existing programs. Much greater savings will be available if utilities continue to introduce new programs.

These energy savings are happening not just in Ohio, but all over the country. A March 2014 study by the Lawrence Berkeley National Laboratory reviewed 1,700 energy efficiency programs in 31 states over a three-year period (including 170 Ohio programs). The researchers found that the average cost for procuring the energy efficiency savings was 2.1¢ per kilowatt-hour – five times less expensive than the 10.13¢ per kilowatt-hour customers pay for electricity. The programs cost $5.2 billion and will save 353,585 gigawatt hours of electricity, valued at over $25 billion, as illustrated below:

Utilities and large industrial companies have a strong motive to kill these programs, just as horse and buggy makers might have wished to kill the automobile. Utilities make money by selling more electricity, so when customers use energy efficiency programs to lower their electricity bills, the utilities lose revenue. Large industrial companies can afford to hire full-time engineers to design custom-tailored energy savings programs, so they don’t want to pay for the utility programs. These large companies have a powerful competitive advantage over smaller companies, who can’t afford this and rely on utility energy efficiency programs to save money.

The utilities and large industrial companies are throwing big money at this issue and working in several states across the US with well-funded corporate interests, such as the Koch Brothers, the Heritage Foundation, and the American Legislative Exchange Council to overthrow these energy efficiency programs. They won in one state, when Indiana repealed its energy efficiency goals in March, and a similar bill, SB 310, which would freeze any additional energy efficiency mandates after 2014, is being debated in the Ohio state legislature right now.

The irony is that when Ohio utilities file their annual energy efficiency reports with the Ohio Public Utilities Commission, they wax eloquently about energy efficiency’s benefits. AEP said its 2015-2019 energy efficiency plan will save customers “approximately $1.5 billion and create over 4,000 new jobs.” DP&L said that “[f]rom 2009 through 2012, DP&L’s residential and business programs helped customers save 659,605 megawatt hours of energy, or enough energy to power 54,967 homes for a year.” And FirstEnergy reported that its customers save two dollars for every one dollar the company spends on energy efficiency programs.

If the utilities were acting in their customers’ interests, they would issue public statements of support for the current energy efficiency goals. But the utilities are simply acting in their own self-interest and so they are working behind the scenes to kill energy efficiency.

Hopefully common sense will prevail in Ohio and energy efficiency will remain intact.

‘Green’ Federal Facilities Save $42M

More than 400 federal facilities achieved $42 million in cost savings and environmental benefits last year as part of the Federal Green Challenge (FGC).

A national effort under the EPA’s Sustainable Materials Management Program, the FGC allows federal offices or facilities to pledge participation in reducing the federal government’s environmental impact and recognizes outstanding efforts that go beyond regulatory compliance and strive for annual improvements in selected target areas (waste, electronics, purchasing, water, energy and/or transportation).

Within these areas, additional accomplishments by participants included: diverting more than 500,000 tons of municipal solid waste and construction and demolition waste from landfills, and reducing fleet distance traveled by 16.5 million miles.

Data collected from the challenge show that FGC participants sent 1,765 tons of end-of-life electronics to third-party certified recyclers, minimizing environmental impacts — including water and energy use, releases to air and water, greenhouse gas emissions, and land use impacts.

The US General Services Administration’s new standards for its federal buildings, published in March, focuses more on outcomes, or performance, and less on technology.

The Facilities Standards for the Public Buildings Service, also known as the P100, is a mandatory standard that outlines how facilities will be managed, designed and built to achieve higher performance levels and save energy in the 9,200 buildings the GSA owns and leases across the country. The P100 applies to all new construction projects including additions to existing facilities.

Top 25 Cities with Most ENERGY STAR Buildings

The EPA announced the sixth annual list of the top 25 U.S. metropolitan areas with the most ENERGY STAR certified buildings. The cities on this list demonstrate the economic and environmental benefits achieved by facility owners and managers when they apply a proven approach to energy efficiency to their buildings.

The Top 10 cities on the list are: Los Angeles; Washington, D.C.; Atlanta; New York; San Francisco; Chicago; Dallas; Denver; Philadelphia; and Houston.

“Not only are the ENERGY STAR’s top 25 cities saving money on energy costs and increasing energy efficiency, but they are promoting public health by decreasing greenhouse gas emissions from commercial buildings,” said Administrator Gina McCarthy. “Every city has an important role to play in reducing emissions and carbon pollution, and increasing energy efficiency to combat the impacts of our changing climate.”

Energy use in commercial buildings accounts for 17 percent of U.S. greenhouse gas emissions at a cost of more than $100 billion per year. ENERGY SSTAR-certified office buildings cost $0.50 less per square foot to operate than average office buildings, and use nearly two times less energy per square foot than average office buildings.

The data also show that more than 23,000 buildings across America earned this certification by the end of 2013. These buildings saved more than $3.1 billion on utility bills and prevented greenhouse gas emissions equal to the annual electricity use from 2.2 million homes.

First released in 2008, the list of cities with the most ENERGY STAR-certified buildings continues to demonstrate how cities across America are embracing energy efficiency as a simple and effective way to save money and prevent pollution. Los Angeles has remained the top city since 2008 while Washington, D.C. continues to hold onto second place for the fifth consecutive year. Atlanta moved up from the number five to number three. For the first time, Philadelphia entered the top 10, ranking ninth.

Commercial buildings that earn EPA’s ENERGY STAR must perform in the top 25 percent of similar buildings nationwide and must be independently verified by a licensed professional engineer or a registered architect. These certified buildings use an average of 35 percent less energy and are responsible for 35 percent less carbon dioxide emissions than typical buildings. Many types of commercial buildings can earn the title, including office buildings, K-12 schools, hotels and retail stores.

Products, homes and buildings that earn the label prevent greenhouse gas emissions by meeting strict energy efficiency requirements set by the U.S. EPA. In 2013 alone, Americans saved an estimated $30 billion on their utility bills and prevented greenhouse gas emissions equal to the annual electricity use of more than 38 million homes with the help of ENERGY STAR. The label can now be found on products in more than 70 different categories, with more than 4.5 billion sold. More than 1.5 million new homes and 23,000 commercial buildings and industrial plants have earned the label.
